Drafting

Ottawa Drafting & Architectural Drawings

Drafting is a technical drawing used to present ideas and show all the objects and layouts for a layout. All the drawings combined are called the construction documents and are required to apply for building permits and hire contractors in Ottawa. Draftings adhere to strict rules so they can be understood universally and convey the same information objectively. Drafting drawings allow the owner to visualize the scale, layout and design elements for the custom home or renovation. The drawings are used by everyone involved in the project including builders, inspectors and city planners.

Process Drawings, Construction Drawings & Presentation Drawings

There are three classes of drafting drawings, process drawings, construction documents, and presentation drawings. Drawings can be presented as a technical sketch, mechanical drafting or in CAD form. Process drawings are very preliminary drawings and include scanned images, sketches and early plans and schematics. Construction documents include most of the familiar architectural drawings including drafted drawings, working drawings, plans, elevations, sections, details. Presentation drawings are illustrations, perspectics, 3D models, isometric drawings that convey the style and concept of the drawing.

Architectural Drafting

Drafting is different from a normal drawing because of the precision and accuracy involved. These drawings need to be drawn to scale and have detailed information. Drawings can be used to apply for building permits, communicate construction or convery the final design. Typical drawings include floor plans, elevations, sections, details, ceiling plans, finish schedules, and mechanical information such as electrical, plumbing, air conditioning, and heating plans.

Building Permit Drawings

A draftsperson creates the construction documents required to obtain a building permit in Ottawa. For most residential projects a site plan or elevation plan is all that is required to get permission for a renovation. The site plan shows the property lines, location of the proposed work, and any existing structures on the lot. The elevation plan shows the front, rear, and side views of the proposed work. If the proposed work includes an addition or garage, then additional drawings may be required to show the foundation, framing, and exterior finishes. Once the construction documents are complete, the draftsperson will submit them to the city for review. If everything is in order, a building permit will be issued and construction can begin.

According to the City of Ottawa, any renovations that involve changes to the structure of a building require the approval of an architect. This includes things like custom homes, additions, below grade entrances, decks, and more. We have a team of experienced architects who are familiar with the city’s regulations and requirements.
